ESTATE ACCOUNTS

 

In accordance with the Peel Common Estate common lease and freehold covenants, the cost of maintaining the landscaped areas is a shared cost borne by all properties and is payable annually in advance on the 1st November each year.

All 544 properties on the Peel Common Estate must pay this yearly Service Charge and currently the managing agent MLM bills all owners and administrates the spending of the money in accordance with the Lease/Freeholders Covenant requirements and current regulations in the Landlord and Tenant Act.

The Service Charge is paid yearly in advance and held in the Managing Agents ring fenced account for the Peel Common estate.

 

The current Managing Agent runs a Direct Debit scheme where residents can have the yearly charge taken directly from the bank.

ESTATE MANAGEMENT

 

The most important assets of the Peel Common Estate are the green gardened areas covering approximately 37 acres. The maintenance of this large landscaped area is covered in the Lease and Freehold Transfer Covenants attached to the 544 properties on the estate. There is also a covenant attached to the Landlords title on the property.

The current Landlord Honor Management employs a Managing Agent to look after the maintenance and costs of the Landscaped areas. The upkeep of the open areas is currently contracted out to Lightfoot Landscapes a local company that operates from the estate on a daily basis. The gardening team include members that have looked after the Peel Common Estate gardens over the past 30 years.

The Peel Common Estate was bought in December 2011 by a company called Honor Management Limited. Ther have been two previous owners. Mr Victor Dennis who was succeeded by Mrs Justina Greigate. Following her resignation as the director of Honor Management Limited the post has been taken up by Mr Michaal Abou Hamdan.

 

The company Honor Management is a nominee company whereby the property is held in the company name but does not have any beneficial entitlement to the asset.
